After years of economic uncertainty, Australia’s commercial property sector is poised for significant transformation in 2025, fuelled by cautious optimism that inflation will ease and the Reserve Bank of Australia (RBA) will cut interest rates, experts predict.

Australian CBD net absorption rebounded strongly for 2024, totalling 163,500 sqm which was the highest annual result since 2018. More than half the annual result was driven by a resurgence in demand in the Sydney CBD. NSW will have nearly 1 million more people by 2034, with more than 650,000 of them living in Sydney and this will only put more pressure on an undersupplied Sydney property market. In 2025 the Sydney property market is likely to experience a year of two halves, with a slower first half and then a resurgence in both buyer and seller confidence when interest rates fall. Despite more homes being listed for sale and rising prices making property less affordable, the Sydney property market is expected to keep steaming ahead in and well in 2025. A slowdown in construction has hampered the supply of new housing, concentrating buyer demand on existing properties.
